Howard Civil Engineering, Leeds – New Head Office Refurbishment and Extension

Overview

Deseco was contracted to provide comprehensive design services for Howard Civil Engineering's new head office building in Seacroft, Leeds, transforming an existing car showroom into a modern, energy-efficient, and technologically advanced workspace. The project involved overcoming challenges such as space limitations and fire protection regulations while integrating state-of-the-art mechanical and electrical systems. The primary goal was to create a safe, comfortable, and collaborative environment that optimized energy use, improved air quality, and enhanced communication and productivity for the building’s occupants.

A key feature of the project was the customized HVAC solutions. Given the limited ceiling voids and strict fire protection regulations, Deseco selected compact VRF (Variable Refrigerant Flow) units tailored to operate at different outputs. This customization allowed the HVAC system to meet the necessary air changes per hour while fitting within the restricted space and ensuring compliance with fire safety requirements.

The Building Management System (BMS) was designed to dynamically adjust HVAC outputs based on real-time occupancy levels, a significant upgrade over standard systems. This advanced integration ensured that the building’s air quality and energy efficiency were optimized throughout the day. Additionally, the BMS was integrated with solar photovoltaic (PV) panels to prioritize the use of solar energy during peak hours, reducing reliance on external power sources and increasing the building's sustainability.

In terms of fire safety, Deseco integrated the fire alarm system with the HVAC system in a non-standard configuration. In the event of a fire, the HVAC units were programmed to automatically shut down, ensuring compliance with fire safety regulations while maintaining system efficiency.

For enhancing collaboration, Deseco also designedpau cutting-edge wireless audio-visual systems in all meeting and boardrooms. These systems were fully integrated with the building’s IT infrastructure, offering seamless user experiences and supporting modern working practices that foster communication and productivity.
